Residential buildings surrounded by jungle in the Riviera Maya

La Veleta is one of the most talked-about neighbourhoods in Tulum. It is where many boutique condo buildings and villas have appeared in recent years, attracting investors with lower entry prices than the beach or Aldea Zama. Here is what you should know before buying there.

    Where is La Veleta?

La Veleta lies south-west of downtown Tulum, between the town centre and the road towards Cobá, a short drive from the main avenue and around 10 to 15 minutes by car from the beaches. It borders Aldea Zama and Region 15, and is surrounded by jungle, which gives it its quiet, green atmosphere.

    What you can buy

    • Boutique condos in small buildings, often with a rooftop pool.
    • Studios and one-bedroom units designed for holiday rentals.
    • Villas and townhouses with private plunge pools.
    • Lots for building your own home.

Most projects are sold in pre-sale, with payment plans during construction.

    Pros

    • Lower entry prices than Aldea Zama or near-beach areas.
    • Design-led architecture and a strong Tulum brand that appeals to holiday renters.
    • Proximity to downtown, Aldea Zama and the beach.

    Points to check carefully

    • Infrastructure: some streets were historically unpaved and services such as drainage, lighting and power are still being completed in parts of the area. Visit the exact street, not just the show apartment.
    • Supply: many rental-oriented units have been built in Tulum. Realistic occupancy and nightly rates matter more than brochure projections.
    • Permits: confirm the land title, construction licence, land-use permit and environmental approvals.
    • Developer track record: visit delivered buildings and talk to owners.
    • Rental management: check who will manage your unit, the fees and the building's rules.

Our checklist for buying pre-construction walks through each point.

Is La Veleta a good investment?

It can be, for buyers who choose the right building at the right price and plan for a medium to long horizon. The neighbourhood's value depends on infrastructure continuing to improve and on rental demand keeping pace with new supply. We give our clients an honest comparison of projects, including the ones we do not recommend.
